Pre-exit review and strategy

Preparing a trading property for sale is crucial to achieving a successful sale. From our long track record of handling sales and acquisitions we know the issues that cause delay and can ensure that these matters are addressed as part of a pre-exit review.

Issues such as title; planning and other statutory matters; employees; trading; and liaising with lawyers, accountants and tax advisers are all fundamental to a successful transaction. We recommend that these discussions start at least 12 months before commencing any marketing.

Sales & acquisitions

Landlord & Tenant advice, lease renewals and negotiating rent reviews are an important service which we provide for both landlords and tenants. We take great pride in achieving the best possible outcome for our clients. We have particular expertise in the golf, health club and racecourse sectors.

Arbitrations & Expert Evidence

Fully qualified and rigorously trained, Colin Crosthwaite FRICS has the in-depth understanding of the responsibilities that go with acting as an expert witness and is able to react quickly and deliver authoritative evidence in the most complex cases.  He has acted in matrimonial, planning enquires and corporate disputes.  Notable cases include:

  • the value of The Queen’s Club in connection with High Court action between the Lawn Tennis Association and Members of the Queens Club.
  • the loss of capital value due to the effects of pollution at a seaside holiday park in Devon.

Sales & leasebacks, and investment

Leisure investments are attracting investors due to the availability of long lease terms and rental growth, often index-linked. In certain cases well-structured sale & leasebacks are still an option to provide funds to an operator and generate value.
